May-24-06 - Estate Diary June 2006

Residential
All of our cottages and farm houses remain fully occupied after a flurry of letting this spring. Our Estate building contractors have completed their annual maintenance and we are pleased that after 5 years of significant investment the annual maintenance is now coming to the level of routine only, i.e. the estate’s housing stock is in very god condition indeed.

We are in the middle of negotiations for the sale of just over 1 acre of residential development land in the village of Cynwyd on the southern end of the estate which should complete during the course of this summer. The funds will be reinvested into the proposed new farm shop and café that we also hope to gain planning consent on this summer.

Commercial
Following the purchase of the old creamery last year formerly owned by the estate up until 1948 we have attracted a number of short term tenants. The building will be available for up to 12 months after which it is likely that it will be flattened and the site redeveloped. This is for two reasons, the first is that the buildings are in a poor state. The second is that the National Assembly Highways Division will be putting a new bridge across the River Alwen that will effect some of the buildings. This will cause major disruption however once completed will be better for all concerned. 

Woodland
We have now let the tenders for the sale of  Coed Cadnor Wood on the northern end of the estate to John Hall a good contractor who has worked with us before. John hopes to complete the work During late May and June. John will also be thinning the “Office Plantation” adjacent to the lambing shed and Croyden’s Rough on the Northen End of the Estate. Following this work we will have a large replanting programme this winter replacing the felled soft wood with indigenous hardwood species.
