Residential
This month work has commenced on Tai Uchaf Farmhouse, a stunning stone farmhouse that has been empty for a number of years and will be totally refurbished. Clive Evans, our building contractor and his team will be working on this property for at least six months before it is available to rent. We hope that we will find a tenant that will enjoy the relatively secluded position with incredible views down the Dee valley in the New Year.
Commercial
The Creamery site now has two potential leisure/retail tenants and one commercial tenant to occupy the site when we eventually develop it in late 2007, early 2008. We are due to meet with the planners in September, to further establish what constraints there are to providing an attractive site which is of interest to the public adjacent to our farm shop.
Woodland
We have now completed our summer clear felling work which has included a clear fell of Coed Cadnor, and a partial clear fell on the stable wood adjacent to our lambing sheds on the main yard where we hold regular events for the general public. The final wood Croydon’s Rough has been thinned. Good timber prices have been found by John Hall who has done an excellent job in the wood, but quality and volume of the timber were not as high as anticipated. Unfortunately timber never yields as much income as we expect it to on our projections!
Leisure - Rallying
Tristan Dodd has undertaken quite a number of tests through the course of July, the roads are in increasingly good order following the clear felling of the softwood plantations last year.
We recently had a 200 motorbike rally through the Farm Shop which was a great occasion, and we are looking forward to a classic car rally in November.
Gorge Walking - Survival Training
Peter Carol of ProAdventure our licensee continues to organize his well run events using parts of the mountain for bush craft (Ray Mears style!), and gorge walking in the Cynwyd Gorge.
Future Plans
We are now working at future plans with Cinnamon Adventures to provide a whole suite of activities across the estate launching next spring. Paul is very experienced in this sector, and will be bringing a number of activity providers who have a well established track record to allow the public to enjoy the estate and amenities further.
